If a landlord gives a tenant permission to put a swing in the yard, is the landlord still responsible for injuries?

If I sold it to the tenants for a dollar, would that cover me? I'm guessing the answer will be no.

This new home has a play set with a slide. I’ll try to figure out how to upload a pic. Do I need to put a clause in the lease releasing us of any responsibility if someone gets injured? Would that even stand up in court?
I am still going to try and convince her of the benefits of owner financing. How she would be getting a check each month, the amount of interest she could make, and the tax savings she would get. What else are some things that might sway her to at least owner finance 750,000?
I have a deal that is much larger than my normal purchase. Asking 3 million, I can buy for 2.75 million. Seller stated they are not interested in owner financing any portion of the sale. What are other options for 20% down payment?

Which insurance option do you use and why?
Do you run test ads for the imaginary apartment? Do you run some for apartments and some for duplexes to find out which gets a better response? I have 2 acres in a rural community that could be used as mini storage or add more housing.

So, I purchased a MH in my park 2 weeks ago from a lady that couldn't afford to live there anymore. I sold the home today (park financing), so I have a couple title questions.

Do I transfer the title to them now? If it stays in my name I will be paying the taxes every year.

If so, how do I show on the title that there is still a lien on the home because they are financing the purchase through me?

Also, can I title it to them with the title I currently have that still has prior owner on the title and not our MHP? Or do I need to get the new title in our name first, then transfer it to them?

Not only did I just set the application up, but I also listed two properties for rent I just bought in July.
