@Ronald Rohde I appreciate it and hopefully look forward to see what’s available and what any of those associated costs would be, and maybe seeing if someone/a business would donate cash to cover those costs.

@Ronald Rohde I figure it’s a long shot. I don’t know if he’s willing to sink his personal money into to cover the insurance (but I wouldn’t expect the owner to just pay that out of pocket). Indoors would be ideal so the bottles and cans aren’t so easily stolen, but otherwise everyone could mostly do their work outside. It’s all a long shot, but at least it gives me an idea where to start and what kind of questions/issues I need to address.

@Steve Morris I’ll have to check out those sites. My dad lives in CT (I’m in CA), so I’m not able to drive around searching, and I think he feels out of his element trying to get someone to lend some space for a volunteer opportunity. That’s why I’m trying to see what I can do.

@Ronald Rohde a warehouse would be ideal. My dad collects tens of thousands bottles/cans that he redeems and donates (100%, he doesn’t give himself or his volunteers any compensation) to local charities. He has so many coming in, he can’t process them from his house anymore, let alone have all those volunteers working out of his house.

@David Silver I had to read into that a bunch about them not being legal here, and much to my surprise (which I don’t know why I’m not that surprised), they don’t seem to be legal here; so I’ll go with the vented gas fireplace.

The ventless have 2 safety features to mitigate co2 poisoning, but I have to go with vented gas. Thanks for the heads up though, saves me any future troubles there!

I’m doing a remodel complete remodel and up date of my 1926 bungalow style home in San Diego, Ca. Most of the homes in the area have fireplaces, but we’re going with gas to make the drive way useable. Does anyone have any good recommendations for good ventless gas fireplaces?

I’m not sure where to post about this, but my dad collects bottles and cans to redeem them and then donates 100% of the proceeds to local charities. His operation is getting too big for his house and he’s having a hard time coordinating with all his volunteers. I think he cashes in a couple hundred dollars per month, but bottles and cans take up a lot of space and more and more people are donating since covid started.

Is there a way to find someone who has unused commercial space that he could run this operation out of? It would have to be donated space that can accommodate deliveries/storage plus a few volunteers there sorting and storing. He lives in Cromwell, Connecticut. Appreciate any help anyone can offer. Thank you.

I seem to be in an unusual spot perhaps. I bought my investment property 3 months ago using a conventional mortgage with 15% down. I've made two payments so far, so not much equity there. I was using all personal finances to rehab the property, but my big source of funding is taking a lot longer than expected, and the project is moving faster than expected. I basically have a duplex; both units are getting renovated, and the detached garage is getting converted into an ADU.

My problem is that I need cash to finish the project without accessing the big source of funds (because I don’t know how long it’s going to be before that’s available).

So far I’ve learned that I need a second lien lender, but I can’t get any appraisals done on the property because they are both under construction. Looking for any suggestions or lenders who can specialize in this kind of loan. My property is located in San Diego, Ca. Thanks!
