I have a tenant who has been late on rent every month since I bought the building this winter. Her lease ends at the end of July. Can anyone connect me with a letter template for this situation? I may also take her to small claims court to recover lost rent. Any guidance is appreciated. Thanks!

The property is located in Wisconsin.

I had a similar situation this spring (including raising the rent. The male tenant wanted to stay. His income is adequate but wanted to have his cousin move in. I asked him to apply so I could vet the cousin. He met my expectations, so I added him to the lease. Hopefully it al works out.

Dear Friends,

I went from zero units to five units in the past year. Bigger Pockets has been a great resource. Now my goal is to buy a property in Dublin, Ireland. I will initially rent it out to my daughter and her friend who will graduate Trinity College this year. Can anyone recommend a good resource to guide me through this process? Or has anyone gone through this process themselves?

Well, I am not looking at that particular property anymore, but I am going to buy a duplex before year's end. I have an investor for this purchase, but I just wanted to chk in with you as its been eight months since we last communicated. I hope you are doing well and that business is thriving.

Thanks for your feedback. I guess I wonder at what point do you ignore a tenants request that you not do anything and go ahead and take action, whether that's notifying the police or sending notice to the offending tenant. I would hate for retaliation to occur to the other tenant.

Again, this lease will not be renewed, but I may have to step in regardless of the other tenant's request that I not do so.

I have a challenging situation. I own a duplex and rent out both units. Last night the tenant "A" on one side sent me a video of tenant "B" screaming and yelling at a motorist who was taunting him. This is one of a few incidents. six months ago, tenant B beat his pregnant girlfriend. Tenant A does not want the police involved, nor does he want me to address tenant B's behavior because he fears for his families safety. The lease ends in May; I do not intend to renew the lease. That said, how have you all handled situations like this. Thank you all for your advice.

Not renovating. It's a beautiful place on three acres. Current Market Value is $479,000. Three units bring in $1,750 per month. The fourth unit brings in $850. What's LTV?

I have acquired a private lender who will cover the downpayment of a $500,000 fourplex. Just to be sure... When I refinance after a year, will I have enough to pay back the lender plus interest? (Forgive my naivete.)
