@Josh Magnus No. 2005 run up was due to 106% financing and negative amortizing loans. At least on the coasts, new construction supply can keep up with demand.

@Michinori Kaneko Really depends on the area. I have three managers and two keep late fees as part of their fee. If I don’t like it, I’m free to find another manager. The market dictates terms.

Hello All:

I just purchased a 4-plex which has washer/dryer hook ups in each unit.  I was speaking with a colleague about his rentals and he told me "I got some advice a long time ago that said, never install washer/dryer in your units.  Always make the Tenants put in their own washer/dryers.  If you're lucky, the next tenant will purchase the washer/dryer from the previous tenant."  

Should I install washer/dryer units?!?!  What about coin operated washer/dryers?  Are tenants adverse to those?

@Wayne Brooks I don't think Florida has a state income tax. The liberals control Oregon so we get taxed through the nose... Ugh.
