Does anyone know what typical per diems these medical professionals (or nurses) receive? Are they booking properties at $100/day? $150/day? What’s the price cut off for most of them?

@Ethan Cooke @Sid Payne When booking for 30/60/90 days furnished, via AirBnb or VRBO, etc, do you guys do lease agreements? Or only bring a written lease in play for 6 months? What about getting a security deposit from a 30-90 day renter?

@Michael Greenberg It's frustrating, to say the least. Tierra Verde was one of the last "legal" spots to STR in St. Petersburg because it's unincorporated St. Pete. There was quite a few STRs operating here, but the extremely vocal Neighbor's finally got the HOA to cave in. I actually do respect both sides of the argument, and it will be interesting to see what happens to established STR properties here once this law hits.

Bought a second home/primary residence in Tierra Verde, FL about 3 months ago and was planning to do STR May-Oct (6 Months) and live in it myself Nov-April. HOA had no restrictions when I bought, which is one reason why I bought on Tierra Verde, but HOA is now in process of passing 30-day minimum for the community (it has passed vote, will be enacted in April). My goal with this property has always been #1 primary residence and #2 offset expenses with STR, it was not purchased as a straight investment. My question: should I even bother to list this at 30-days on VRBO or AirBnb? Or just look at the traveling nurses sector or maybe furnished corporate? Or simply attempt a 6-month furnished lease with 1 tenant? The house is a 4/2 with a pool/spa, great area, very close to beaches, great restaurants, a state park, and more.

@Daniel Kauffman Thank you. This will be my primary residence 6 months a year, hence the office. That said, I am considering buying a futon or twin beds for this room and then just converting it to a full-on bedroom right before I leave. Then I’ll have K, K, Q, & twin for all rooms.

Thanks for the feedback everyone.  Let me throw another wrinkle in this.  I also have a 3rd Guest bedroom, which I was planning to set up as an office, but I was thinking to maybe put a futon in there that could be used for kids.  Knowing that, should I go with a queen or two twins for the 2nd guest room?  A queen would give me sleeping for 6 adults (two kings, queen) plus then I would have the futon for the flex kid space.

I saw one of those full/twin bunks that I really liked.  The way the room is set up, the twins will fit better with the windows and the bunk bed would block one of the windows, but I like where you're going with the extra sleeping capacity.  The bunk would also leave more space in front of the TV in this room for the kids to play video games, etc.  Maybe blocking the window won't be a huge deal...

I'm setting up a vacation rental in FL near the beach.  Home will have a King bed in Master Bedroom, and another King in Guest Bedroom #1.  For Guest Bed #2, which is a small 10.5 X 11FT room, would you set up dedicated twin beds?  Or do a bunk bed set up which would give the kids more room on the floor in front of the beds?  The room will have a TV, and the way I'm configuring it will be difficult to push the twin beds together.  I could also just do a queen bed in this room as well, I suppose, but I was trying to set this room up as more kid-friendly.

@Steve Frye Interesting about the commercial zoned STR townhomes, I didn't know those existed. Can you message me a couple example properties that meet that criteria?
