Hi, I am seeking advice/insight from an investor or agent who has been through a commercial real estate closing with seller financing. I am anticipating closing on my first seller financed property soon. I have a lender in first position (75% LTV) the seller will be financing (20% LTV) and I am contributing 5% LTV + closing costs. I have not been through a closing with seller financing yet so I am wondering how it will go if the lender sees in the Purchase and Sale agreement that I have seller financing and how the wiring of the money will work. Any insight or private message helps. Thanks in advance.

Hello all, 

I am looking for a loan on a portfolio of 10 rural SFR properties I am looking to get financed using a DSCR program with interest only. I have reached out to multiple DSCR lenders but was turned down because the portfolio is a rural part of the state. Does anyone know any DSCR lenders who lend in rural areas?

Like many others I am searching for my first investment property (SFR or 2-10 units). I don't have much in the way of equity but continue to save to buy my first property, I have great credit and a DSCR lender who is willing to lend to me, but I am missing the equity for the deals. How have you seen others (or yourself) go about making their first acquisition with little to no equity? I am aware of seller financing and am working on that, but I was curious to know if anyone has taken a different creative route that I am not thinking of. I understand there is no magic bullet and am not seeking one, just curious. Thanks!

Hi all, so I am a new investor and this is my first deal, I have a JV with the seller where he is getting a 1st and 2nd on the property which leaves $9,000,000 left on the property. I am looking to fill that $9,000,000 with mezzanine financing as I want to be able to participate in the equity upside of the deal. For adding the $9,000,000 (which helps her get out of some debt coming due) I will receive 80% of the equity in the property which I will use as collateral for the mezzanine financing. Does anyone lend mezzanine to cannabis facilities or know anyone who does?
