Property is in Hilton Head, SC. Learned the area/made contacts through vacationing there and knowing people who owned rentals there. I want to buy properties that I would love in and raise my family in. The numbers made much more sense in Hilton Head than NJ and the price point was much better for me.

As I get focused on my real estate investing plan (I just closed on the first property that I ever purchased solely to be a long term buy and hold), my goal is $20k/month in passive income from SFRs in 10 years.

I have been on biggerpockets for about 9 months but have not been very active and it is time to change that. I wanted to start by reintroducing myself.

I am a long-term buy and hold investor looking to invest in SFRs. I am looking to own properties that I would want to live in. That is the guiding premise of my investing. While this will likely lead to lower cash flow, at least on paper, as I will be looking to invest in nicer areas, I feel this will lead to having better tenants and better cash flow in the long-term. It will also lead to more potential appreciation and that equity can be pulled out and reinvested in additional properties. I know betting on appreciation is a gamble but it is a bet I am willing to take.

Hi All,

I am fairly new to BP. It amazes me how much great info is on the site!

I have been an accidental landlord of a condo I used to live in for the past 10 years and now want to get more focused on building out a real estate portfolio. 

I am currently looking into SFH and small multi families in Ocean county NJ, specifically in the town of Brick.

Does anyone have any experience with property managers in this area? Any recommendations for managers to use, or not use?

I am finding it very difficult to find properties in NJ that will cash flow the way I want without going into neighborhoods that I would prefer to stay away from. Also, NJ has a very high price point ($350-400k for a duplex that brings in $2,800-3k/month rent).

What I am looking for are properties with my variation of the 1% rule. Annual cash flows after expenses and reserves equal to 1% of initial purchase and rehab costs. I am also looking for 2-3% annual appreciation to keep up with inflation over the long term.

In my search outside of NJ, I wanted to start with areas that I already know and I used to live in Hershey. I feel like it is an area with good schools and a solid jobs base between Hershey, HERCO, the med center and the Milton Hershey School.
