I've been with my girlfriend for 3 years, and living together for 2 year in a rental home, sharing expenses, but not bank accounts.  I recently purchased a home which we both moved into, and she is now paying me rent.  The property I purchased has $100 thousand dollars in equity.  In the event we break up, how do I best protect my asset.  

Does anyone have information or experience with "commited, intimate relationships"?

I would like to list a rental home as a Lease Purchase Option.  I'm seeking advice on how to proceed.  Any advice is appreciated.

Just like you we started small and did our own work.  I now have 3 employees that work on our 105 rentals (apartments, duplexes, single family homes, office building, and 1 mobile home).  I work with my staff, controlling the assigned tasks, and during the purchasing.  My wife shows the properties, and manages the paperwork.  Works well for us.

I'm looking to see if anyone has a detailed inspection form you use during a rental turn to identify repairs needed, and to help create shopping list of hardware and supplies.  I'm looking to try and streamline my rental turn process.

Have been a landlord for over 15 years with 105 doors.  Only once had a tenant not pay their water bill which I ended up paying with their security deposit.  Never had a lien against one of my 105 rental properties.  I stick by my advice.

We require the tenants to have the water and sewer bill in their name so if it doesn't get paid, it is the city who is disconnecting them not the property owner.  If it is the landlord paying the bill you can not turn off water on a tenant for non payment of rent.  

Check with your local area.  Some cities require the property owner to have the bill in their name, so it is not an option to have the tenant pay it.
