Dang, that definitely changes a few things, thanks guys!

So I was thinking about housing hacking in Pittsburgh in the future and am trying to clarify this ‘3 unrelated tenants rule’ where no more than 3 unrelated tenants  can live together. If I’m living in one of the rooms since I’d be house hacking, do I count into that 3? Or would the house be able to have the 3 tenants plus me for 4 in total?

I’m working a co-op now and I have Some savings so I think I’ll have enough for a down payment after it’s done. I always forget about closing costs so thanks for that. I’m going to UPitt so that’s where I’d be. To study the market what should I do? I planned on analyzing listings as my next step but if there is more than I’d like to study it all.

I'm pretty sure starting 2021 in the spring semester I want to start house hacking as I don't have much capital to throw somewhere for a down payment/rehab costs. That gives me about 5 months. I wanted to know if there was anything I should be doing beforehand to prepare OR another option to get started? I'd love to take action before the year is over I'm just not 100% sure what else I can do. I'm starting Brandon Turner's book on creative financing soon so I think that will give me more options and get the brain churning as well.
