If you value your time, then use one of the paid sites, like flsonline, foreclosures daily, or a host of other data providers.  Probably $50-$100/month per county, but it will be way more useful to use.  


 Thank you!  Definitely looking to do it the fastest way even if it costs money. I'll check out those data providers you mentioned.  I've used DealMachine for other data but they don't seem to have good probate data for my area.

I guess it would depend on whether or not your still cashflowing even after the rate jumps up to the prime rate.  Is that the only debt you have on the property?

Also, where did you get your HELOC? That's an awesome introductory rate.

I'm looking to purchase a deal with conventional financing (my first investment outside of my homestead).  I have a deal I'm interested but in order to fully analyze it I need to know more about the interest rate and points I may need to pay.... I've spoken with one lender but it took a long time to go through the pre approval process and finally get my rate and terms.  If I want to get other options quickly, do I need to go through the full pre approval process all over again with 2 or 3 different lenders?

Also, what rates are you guys seeing right now for 30 year fixed, or 5 year or 7 year arms?

How do you estimate insurance costs when your analyze a potential rental deal?  I am beginning to analyze deals daily (and in different markets around the country) and I'm not sure how to come up with a good estimate for monthly or annual insurance costs?  Any rule of thumbs that I should know about or websites/resources to utilize to come up with a rough estimate for my initial analysis?

Do you guys prefer Lead Sherpa or Launch Control for your text message marketing and skip tracing? Seem to be similarly priced....

Who has used both?

Does one have better skip tracing?

Thanks for the Input @J Scott.  If things don't look any better in the coming months, would you hold off for a longer period of time or maybe just choose to alter your strategy (like buy and hold instead of flip)?

For all your real estate flippers, with all that is going on with the Coronavirus, are you continuing on with business as usual?  Still pursuing flip after flip?   Or are you slowing down or even stopping?
