Chris pretty sure we met at the Wednesday Night Club a couple months ago, remember the handlebar mustache? 

The group is a resurrection of the Beginning Investors Subgroup, but I wanted to be able to run the entire meeting myself before becoming dependent on inviting guest speakers. Right now, it's about covering the basics of REI and the current state of AZREIA. We cover a different topic each month and perform deal analysis for each type of deal, from wholesaling up to apartment investing. I'm thinking we'll venture into land and notes soon, and touch on mobiles.

There are a lot of Meetups and groups that are RE oriented around the valley, some more reputable than others. AZREIA.org is a good place to start.

My mortgage lender seems to think so, and she is not a fan (and not particularly informed on them). I am interested in this, too.

@Jarrett T. In the beginning, you shouldn't think of it like that. There is no "wrong end" if you've got nothing (cash-wise) in the deal. As you're getting started and making connections and trying to prove your worth to those who would help you or take a risk by partnering with you, your ROI is infinite if you get ANYTHING. It's all about getting those first learning experiences. You can only learn so much by reading and attending seminars.

$99 is a small price to pay. I happily pay more than double that at AZREIA, and it's worth every penny.

You may see me around soon, I have family in Ft Wayne as well as aspirations for entering the market there.

what could the expected split be, reasonably? I don't dare ask for 50%, do I?

also, I'm not really sure what the COC expectations are for deals of this size, most of the people in my network are rehabbers or sell on lease options/land contracts where they're easily into the 15-20%+ range (much higher in some cases, especially with mobile homes).

I'm going to submit an offer, just waiting on the broker to return an email :)
