I just Googled it, got a few hits from Loopnet, Zillow, etc. Your best bet may be a pay site, like ListSource or whatnot.... though it's certainly possible 4-plexes aren't terribly common where you are. I saw numerous duplexes and triplexes in Arlington listed, but only a couple quads were even listed nearby.

You're right, go with your gut on this one. I've spoken with these guys twice, after calling ads saying "Investor seeks trainee" or whatever. It's a garbage MLM-themed "education company." They will milk every dollar they can from you, and the vast majority of the income the "investor" makes comes from selling you precisely the same education you can get for free on BP or YouTube. They do have good SEO and PR people, though, similar to Freedom Mentor. Hard to find anything bad about either group online because of the $ they spend on cleaning up after themselves.

I'd go with option b, as that's a pretty standard wholesale deal and should be ok. In AZ, it's a felony to try to sell someone else's property without a license... but if you have it under contract yourself, it can be adsigned with or without the sellers knowledge or approval.
At least that's my interpretation, and the interpretation of the agent/investor I'm trying to learn from at AZREIA.

If I may be so bold as to toss my tidbit into this fray...
@Shawn Hughes, there is a monthly Arizona REIA meeting focused on Note Investing. Join AZREIA and the Phoenix Real Estate Club before buying into anyone elses strategy, company, investments, or whatever. The next PREC meeting is on the 28th, and there you'll find at least a few note investors who would be happy to bring you into the fold and talk your freakin' ear off (they're old and rich and love to chat ;) - most NOTEably (see what I did there?) this guy:

I am neither old nor rich nor love to talk (I like listening, though) and I have been an AZREIA member for all of 3 months (same as my BP membership), haven't landed any deals yet, and have never attended the Notes Subgroup nor do I know a single damned thing about notes or note investing...yet.
$200 a year covers both clubs, and most meetings are held at the same place in downtown. The Subgroups are outstanding and informative, and the main meetings are fantastic networking opportunities even if you don't know a single person. You'll at least see me at most of them, feel free to PM me and I'll see you there!

Hard money and private money is readily available at all the AZREIA events, Jeff. There's probably 5 or 6 members at the PREC meeting that will stand up during the "haves and wants" that are just there to offer cash to someone who knows how to use it.
