Hi Zach,

I agree with Penny however Illinois law makes the process of removing the tenant lengthy if the tenant refuses to leave on her own accord. I would make certain you get an attorneys advice and act accordingly.

I am not an attorney however, I am pretty sure they can foreclose on the property in Illinois. Pay the dues or risk losing the property...pretty straight forward.

Hi John,

If you pay a contractor hourly then the IRS may deem them as employees in which case you will need to withhold taxes. I would be careful in this area and be sure you are paying an incorporated business.
