That really depends on many, many factors.

It ranges from approximately $125 a square foot to $300 a square foot

Hello All!

My names Bobby, and I am a new member from South East Pennsylvania.

I have been involved in the construction industry for my entire life, as my family owns a construction business. I currently build new homes for a living, but I am very interested in getting into FnF, buy and hold, and BRRR methods.

I currently have a offer in on a investment property, just waiting to hear from the bank (foreclosure, taking forever!)

I am currently seeking wholesalers, investors, and possible partnership in the REI field.

If you do business in Montgomery, Bucks, Lehigh, and Berks counties in PA, and would like to do business, let me know!!

Beings you are  new in the field I would also agree on going with a General Contractor.  This person will be taking 20-30k to build the home, but will save you countless hours and hopefully at least that much money in contacts, knowledge, municipal relationships, etc.  In the least this person, if they are good at what they do, will be worth their weight in gold for the knowledge and processes they present to you.  A lot more goes into to turning raw land into a finished product, then your standard fix-n-flip.

Just as any REI deal, do research on what your market wants to buy, and do not "over-build". By keeping costs low as possible, but still has what your market is looking for will bring many people in.

I built over 50 new homes last year for a large national home-builder, and I can tell you there is a lot of market saturation with new home construction, and a lot of "economies of scale" within the construction industry as a whole right now.

I would recommend finding a property or location that would give you a competitive advantage to the standard "track style" homes which I am sure are being built in your area!
