File for eviction and move on.  If it is starting the first month then you will likely get a story like this every month.  I wouldn't even bring up the cat, just move forward with eviction due to non payment of rent.

Thank you! I just posted the 3 day notice on her door so we shall see. If an eviction is necessary it’ll be done.

Hey everyone, I recently purchased a triplex I’m house hacking in St. Pete where I inherited a tenant in one of the units. She paid the first month’s rent on time. However, she’s late on her second month’s rent and gave me a heads up that she’d be a bit late and will accept any fees on the 1st day of the month. I’ve charged her with the fees and a second set a of fees will be charged on the 15th but my lease states I have the right to take legal action of course. Also, upon me taking over she mentioned that she’s getting an ESA when I spoke about the no pets policy. I mentioned I’ll just need proper documentation and I saw the cat in the window last week… without and documentation for it. 

How would you go about handling this situation? I currently am also trying to rent out the other unit as well. Thank you in advance.

I recently bought a triplex in the Historic Kenwood area and I need some things done asap. The biggest task ahead is a replacing an AC unit. I’m considering doing a split unit if it makes sense as well or just replacing it. Please share any handymen you’d recommend in the Tampa Bay Area and any thoughts you have on what you’d do for this task.

I currently own 1 single family home in Rotonda West, FL that has been a success so far for LTR/STR the past year now. I'm looking to breakthrough into the multi family market next in the Tampa Bay/St. Petersburg area! House Hacking is the way I want to implement this as I'm a single 26 year old guy and I think this is the smartest way to keep buying RE and creating cash flow with low barriers. I'm looking for multi family homes now so if you have any advice I'd greatly appreciate it!

Single-family residence buy & hold investment.

Purchase price: $278,305
Cash invested: $42,000

My first deal that is a new construction deal I bought from a builder.

What made you interested in investing in this type of deal?

The deal was a home run in terms of the numbers being great and it was built brand new after purchase of the land. A very unique and rare opportunity I felt I couldn't miss out on.

How did you find this deal and how did you negotiate it?

My mom's friend that invests in real estate. I trusted his judgement. I offer was very fair.

How did you finance this deal?

I put down 15%.

How did you add value to the deal?

I didn't since it is new construction.

What was the outcome?

I beautiful house with great tenants thanks to my property manager with great experience.
