Hey y'all. Does anyone have a good template for an Assignment Contract? I see there's a bunch online I could possibly use, but not sure which ones would be best for TX.  I know I could get an attorney to draft one up, but not sure if that's necessary.  This is to assign a 1to4 contract.

@Adah N.  Haven't had any additional dealings with them.  By the looks of this thread, doesn't sound like anybody has had any concrete experiences with them yet.

Hey y'all. I just came across this lender, Rapid Funding Solution based out of Overland Park, KS.  

Does anybody have any experience with them?  They seem like a newer company, and just trying to see if they're legit.  They're lending programs are pretty competitive.

Hey Y'all. I'm in Austin/Central TX. Looking for feedback from investors in this area who work Foreclosures.  I know TX is not a post-foreclosure right of redemption state, which will mitigate some risk.  But are you really finding significant deals at Auctions?  Especially considering how competitive the investor market is here.  Also, what are the differences between a Sheriff's Sale and a Foreclosure?  Any other pertinent advice re Foreclosure purchases would be appreciated!  Thank you!  (I just discovered this awesome community, and this is my first post!)
