How does an auction work? Is it the same as a forclosure? Can you finance a house that is on auction?

Hello,

I want to get into rental properties and have done some research, but want to be sure that I have exhausted every resource I can. 

What are the different types of loans that work for investors in the long run? (What should I start with)

What does the bank/lender look for? (Assets? Would they want less debt and more cash in the bank? Currently debt free)

Where is the best place to get finding for investment properties? Private lenders or the bank?
