Would love to hear more details on this. As a builder/investor myself some of your estimates seemed a little off to me, but those can be very market specific so its hard to say. I am not surprised it took longer than 6 months. Profits should be higher as well. As a builder, I target about 15-20% profit per build ($500k-800k price range, low-mid in my area). I actually recently started a youtube channel where I will be uploading videos to help investors (or anyone else interested) learn how to self-GC new construction. Its a steep learning curve but very rewarding if you stick with it. My channel is youtube.com/brady_morgan if you would like to check it out. Just have some build series videos up right now but will start some more informational content around build management and investment very soon (working on it now).

Forgot the @ in the link, it should be youtube.com/@brady_morgan (sorry still kinda new to social media stuff, I dont use it much).
Do you have a construction budget / schedule template you could share?

can do a no income no doc ground up construction loan . It’s 50% of the land providing 100% of the construction . welcomes first time investors

Can you go into what this entails?

Hi John - I have gone down the same path as you.  Started with house flipping.  Then moved into building and selling and keeping spec houses as rentals in AZ.  Like you I also have the RE license to keep some of the commissions and better control.  Most recently was able to get my general contractors license.   If you like to connect and chat please reach out.  I can share what I have learned the last couple of years of doing this. Best of luck.

How did you obtain financing for dirt few builds? Did you have builder/go or do it yourself?

Did you GC the project yourself? How did you obtain financing? Did you buy the lot outright?

How to finance your first spec build? Looking for guidance on options.

Quote from @Leilah Davis:

I'm a licensed agent, like many others on this site, who only got my license to save on real estate investment transaction. My husband and I are spec home builders and I list all of our properties myself on the MLS. It costs a little over $2k a year to maintain my RE license and I've saved WAYYY more than that on land purchases and by doing all the listings myself. I'm with eXp and they give you 3 free "personal deals" per year, meaning you can keep 100% of the commission (instead of 70%) on whichever transactions you choose.

Leilah, how did you all finance your first builds? Thanks!
