After some research it seems anyone can be an underwriter. So it comes down to proper training I think. There should be critical reasoning tests given before allowing them to work... I imagine a lot of these underwriters would fail.

Processor clearly seems to be slacking. There are no conditions currently so not sure why 5 weeks is needed. Guess they are seriously backed up due to rates being low... or processor is a facebook addict...

Is 2 weeks after appraisal an accurate time to expect to close? My agent says he never heard of it taking longer than 2 weeks in his 30 years of real estate.

So essentially, the processor is saying we need to wait up to 5 weeks after the appraisal to close. My agent finds this absurd. Though the contract does give 'up to' 45 days. 

I'd like my agent to be right here.

I am waiting to close with New American Funding. The appraisal was two weeks ago. The HUD contract says 'time is of the essence' and has a date of 'no later than 45 days'. My agent is saying we should be closing now since its two weeks after appraisal. The senior processor is saying we have to wait because she has scheduled us to close on the 45th day and she has too many closings ahead of us.

Who, if anyone, is dropping the ball here?

This is my first home purchase and I am going through the final approval with the underwriter. I've quickly learned that the underwriting process is illogical, annoying, and can also destroy the entire deal while losing all your upfront costs. Just because the underwriter is having a bad day. 

I have read some horror stories with underwriters. Mine are not too bad. Only that they keep asking for things twice, such as my rent payments every month. I have three letters of explanations all saying the same thing with slightly different wording. It like being a master tennant is such an odd thing they need it explained to them three times. 

I honestly think I'm just dealing with someone who feels they need to do something because that is there job. If they just said all looks good and passed it on, they would quickly be unemployed. 

Been reading about underwriters soon becoming computerized which would essentially look at your credit, your income, ask about any suspicious activity (only asking once!) and then close the deal. Can't wait til this happens. Not that I want humans to lose their jobs but these people really need to think about what they are doing before they cause unneeded stress to the buyer. The bottom line is this is a 30 year mortgage, and trying to judge me in even a single year or two is only going to be so accurate. Trying to squeeze the last week in and quadruple check everything is just absurd. Its like making every airline passenger take off there shoes because 1 out of trillions of flyers set off a shoe bomb 15 years ago. 

I'm venting here... does anyone know of a bank that uses a robot for underwriting? For whatever reason it seems humans are generally too illogical to handle such a task. I welcome the bots asap.

I looked into this myself and it turns out the recorders office never released the liens. They were paid for by hud 4 months ago. Recorders office says they never recieved release forms. I am getting release forms tomorrow from the enforcement office that wrote the liens and then will hand deliver them to the recorders office.

What a pain. I'm sure they would have excepted the money if I paid them a second time...

I am in escrow with a purchase in Vallejo, CA. The title search revealed two liens (2018 and 2019) regarding a falling down facade in the front (about 2 feet off the ground below the front window). These amount to about $4k. 

Normally I think the seller would deal with this, however, it is a HUD as is home and the only way they will satisfy the liens is if the problem is fixed. However, according to the agent they are not allowed to touch the property. They cannot even clean it since its an as-is foreclosure.

Has anyone been in the situation? Do I have any options other than pay the fines?

The new law only applies to apartments built before 2004. All else is exempt. From what I read in the "fake news".

I'm currently closing on a house in Vallejo, CA. A 3 bedroom 2 bath for $285k. Serious fixer. 

Vallejo is a 50m ferry ride to San Francisco and 30 miles to SF on the freeway. Its also 15 miles to Napa.

A lot of people are still scared off Vallejo because of past gov bankruptcies and reports of crime. IMO, it's perfect time to get in. So far after talking to neighbors and researching, I find everyone friendly and the crime to be no where near as bad as San Francisco, where I currently live. 

Once the blow up in construction is closer to done in Oakland and San Francisco we are going to see the domino effect through Richmond and Vallejo. Just my opinion, though I'm often right... :)

As far as house hacking, renting out two rooms and living in one will provide free rent while paying the mortgage. A house can work if you can't find an affordable multi-unit. To crunch the numbers, just use a mortgage calculator and view only rentals (take note of similar size rooms and location) on the same site. Calculate your payments against potential rent. 

For numbers use Zillow or Redfin. Look at all house of similar square footage and rooms that sold in the last six months and within a mile radius. Take that average. This is what the appraiser does. This will tell how good of a deal you are getting on the house.
