Hi Marc - They did give keys back the day after the vacated the property and your point is definitely well taken.  Technically, they may have the right to take me to court over the missed date, but my hope is that the extensive documentation I have will put this to rest.

Hi Lynn - Luckily they did not provide sufficient notice of vacating the property early, which works to my advantage.  In addition, MD law does give landlords the right to hold past tenants responsible for rent for the remainder of the lease, so long as they make a reasonable attempt to re-rent the property in a timely manner.  So, I at least have that on my side as well considering there was 2.5 months remaining on the lease.

Hi Nathan - Thank you so much for the input.  My anxiety has started to subside after several communications with my original real estate agent and you folks here on BP.  I do worry a little about the timeline, but I think everything will be okay.  Thank you!

Thanks for the quick response.  Thankfully, I hired a real estate agent to help me in the process in the beginning and she is helping me with this issue.  PHEW!

Good Evening All.  I'll keep this short and sweet.  My tenants' lease was due to end on June 30, 2019.  They vacated the property early, 3/16/19, to which I agree.  I knew the house was in need of extensive cleaning and repairs from a previous walk-through and I simply wanted them gone.

MD requires landlords to provide an itemized list and return any unused deposits within 45 days.  Due to their early departure, for which I was not really prepared, and the extensive damages, that period has just lapsed.  I am able to provide everything to them as early as tomorrow (and I will), but I'm worried about having gone over the limit and they are beginning to threaten me.  I don't know what else to do besides get them everything ASAP - working on it right now.  Any suggestions or thoughts would be greatly appreciated.  Thanks all.

@Jim Cummings Thanks for the input!  Unfortunately, all rentals in my area have these items.  I will say that I did not purchase an expensive fridge by any means - just enough to be suitable for the property.

@Thomas S.  I appreciate your input, but not your demeanor.  Conducting quarterly inspections may not have necessarily prevented any of the issues I found.  It would have meant I would have been in this same position a quarter or two ago.  Fortunately for me, this is the last time I will ever have to do this.  I just need a little help from all of you experienced folks to answer questions that I can't.  I'll take your input into consideration with everyone else's, but talking down to people doesn't help anyone - especially those who are looking for guidance.

Thanks a lot to both of you for your opinions.  I agree it's not normal, but still have trouble placing a value on the damage.  I believe the fridge was something like $575-$600 delivered if I remember correctly (will have to look for the receipt).
