What made you interested in investing in this type of deal?

The joy of restoring buildings.

How did you find this deal and how did you negotiate it?

I used a real estate agent and I purchased it from an out of state investor.

How did you finance this deal?

I paid cash.

How did you add value to the deal?

Repurposing and repositioning the buildings.

What was the outcome?

Tripled appraised values on commercial and retail buildings and quadrupled income of buildings in less than 3 years by repositioning and rehabilitating properties.

Lessons learned? Challenges?

I learned how to navigate city rules, state regulations about accessibility and negotiate with the local historical board.

Both actually.  You will never know real estate well until you manage and lease it and maintain it yourself.  I have a podcast you may be interested also.

Even though I am VP of property management and leasing I would recommend you self manage until you acquire at least 10 units.

I own properties in Florida also and personally I hate sliding glass doors.  They are maintenance nightmares.  I would replace with French doors.
