Hi Chris, I basically live between the US and UK. Lived in NJ for 5 years and got into property investment and rentals. Now I'm mostly in the UK doing the same, any questions just ask me.

Get a credit card, build credit. Get a job, buy a house with a mortgage below market value, fix it up and remortgage and get a heloc if you can, take cash out and buy a rental property and repeat...

A rental property I own in St Louis, is rented and cash flowing (no mortgage) but I cannot find a lender to refi it as the value of the property is too low (under 75k) what other options do I have, or can anyone recommend a lender for lower value properties?

Lo, We got a mortgage, it took 2 months to close, it was quite a pain, we had to put money in for repair escrow just to fix some drywall. 

 I recommend you find an agent and mortgage broker that is experienced in HUD or pay cash...

Hey BP,

I'm looking for advice on how I would start out, I want to buy my first rental property soon.

We live in Aberdeen, NJ. We bought a HUD home for our primary residence in Oct 2016, we got it for $102k, it's 3 bed 1 bath 1020 sqft. Basially move in ready. Pretty good price for Central NJ and worth well more than we paid.

Is it an option to refinance my current home for the value it's worth to put down on a rental property. Can someone explain that a bit more and how it would work with 2 mortgages, because I still want to be in the green money wise, making more money than I am currently...

Also, any suggestions of areas in NJ to buy & hold, or surrounding states etc... PA, NY?

I did some preservation work on a house about a year ago on Charles St in Perth Amboy. I would stay away from investing in that area unless your slum lord.

I would look at Aberdeen/Matawan/Hazlet area more. I just scooped up a single family in Aberdeen, 3 bedroom, 1 bath, 1000sqft for $102k
