Good morning Bigger Pockets folks!

My name is Robert and I'm 35 and have lived in the SF bay area my whole life. Mainly in Sunnyvale, with a couple years in SF and Oakland. I am ready to get my hands dirty, dusty and whatever else happens to hands as a real estate investor. I have identified some properties mainly in Oakland and Richmond for my 1st deal/s. I am aiming for my sweet spot purchase price around $250-325k hopefully with less than $120k rehab. Currently working with my parents and Uncles to spruce up my Grandparents home in San Mateo West Hillsdale area. Looking at after all is said and done $1.4 - 1.8mil ARV. Still trying to convince them to cash out refi and let the tenants pay the mortgage. But one battle at a time with them. Anyhow, I am looking for any advice or help with my journey.
