Thank you! I'm forsure having a lot of fun, though definitely trying to find investors to work under to better utilize my bilingual to get a better understanding of the real estate climate.

Hi @Ashley Ohno! I wasn't able to go to the last one but I'm super interested in attending the next meet up we have!

If I see a deal that's worth it, I'm looking into it since I know there's some guys out here prepping for the Olympics to do some AirBnbs. Though other than that, with the dying population in Japan, I don't really intend on investing here.

My first goal is to pay off student debt & prepare for when I return to the States in two to three years.

Congrats on getting started!
Just curious, I've been seeing things on the news about California & how the quality of life isn't so good there.

How much of that is true, & has it affected you finding deals & finding tenants that aren't going to lower your property worth? What kind of screening methods do you use?

I'm always down to talk real estate as well since only couple of my peers are into that sort of thing!

It's a pleasure fellow BiggerPockets Members!

Who am I?

My name is Robert Hartley & I'm a new member to the BP community & this beautiful ecosystem.

I'm originally from the beautiful ever green state of Washington, but moved to Toyko at the end of September to work as a Business Analyst to raise some capital & to prepare for when I return to the states.

How I ended up in BP

To lay it out simple, I've always been very curious about how real estate investing works, but never took it too seriously as I didn't take any initiative to start doing my own research until 3 weeks ago. Though after reading Rich Dad Poor Dad on the flight over to Japan I became extremely curious & eager to learn more. That's where I found the BP Podcast & haven't been able to stop listening since.

My Plan/Goals

My goals are still under construction as I'm still changing it as I keep learning about the industry.

Currently my plan is to start an REI Business like @Chris Clothier as I found his approach fit to what I would want out of my business. With experience in a fast moving tech industry & as I served in the Army National Guard for 4 years while I was in the U.S. I have both experience & knowledge in management as well as micro-management & strive in a competitive environment.

My plan is to start from either purchasing a Duplex or Triplex to live in it & rent out the rest of the spaces in order to get experience as not just an investor but as a landlord as well. Or to start with wholesaling as I believe getting that experience on my portfolio is almost crucial to appeal to other investors as well as customers.

What am I doing to reach my goals?

As I'm in Japan, & working full-time, the amount of time in a day that I can spend doing research is limited, though I dedicate at least 3 hours a day on research through online or listening to BP podcast from episode 1 (I'm currently on episode 27).

I've also have been reaching out to the local investors asking if I can work for them for free on weekends to soak up as much information as I can since I speak both English & Japanese. Who knows I might be able to start investing here in Japan if right doors open up.

I'm currently drafting up my business plan on how I want to start my business, & how I want to scale up overtime. 

I'm still in the gather-as-much-info-as-I-can-stage & am doing research on what kind of loans I can qualify for, what are the tax laws in the market I want to invest in, various exit strategies & what options would be better suited for my ultimate goal. 

When I move back eventually, I'm looking at Oregon as I find that state beautiful & love being by a pool of water (clearly).

Anyways it's a pleasure being part of such a driven community that's willing to help & guide people like me in the right direction. Excited to hear back from anyone & if you're down to have a conversation with me, I'm always on here now looking at other people's posts. Thank you for your time!

What time would it be this Thursday?

As I have a Japanese background & am fluent in Japanese I have seen the news & have read about the Akiya homes & am very curious about the process of flipping those homes & turning them into AirBnbs as the Tokyo Olympics are coming up & I know there are going to be many short term stays here in Japan. As for the local laws, it would be amazing to discuss about what kind of challenges lay ahead & what kind of tactics you use to break the barrier of law laid out by the Japanese government.

Hi everyone in the BiggerPockets community!

I'm relatively new to the real estate investment industry & was curious if anyone knows about investing overseas such as in Japan & how you can expand past the U.S. to seek these kind of opportunities & how that can become more tricky. 

The reason for the question is because I'm from the U.S. but currently reside in Tokyo. I know that any foreign national can come here & purchase land & real estate, but when it comes to either flipping or turning it into a rental property, keeping it operational & functional adds another layer of challenges complicating the matter further. Has anyone tried this before & have had great results? Would love to hear about it.
