My name is Robert Hubbard, and I'M 3 YEARS AWAY FROM RETIREMENT of 20 YEARS ACTIVE DUTY!!!! I had to sit down to really think about what I wanted after retirement and I want passive income. So how do I do that? Own property that generates income, that's why I'm here. I have read a lot of books and this forum keeps coming up. Why not try it, and so far, it has been extremely helpful just by reading the other post from other individuals. Thank you. 

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $97,000

4 bed, 2 bth, 1.5 Acre, 4 car garage with car lift. Brick home, just outside city limits.

What made you interested in investing in this type of deal?

I didn't know what I was doing. Just that I wanted a house to live in.

How did you find this deal and how did you negotiate it?

Realtor showed me.

How did you finance this deal?

VA

How did you add value to the deal?

Put the work into the home to bring forced appreciation.

What was the outcome?

I still own the home.

Lessons learned? Challenges?

Don't just trust home inspectors. Background check potential tenants. Make sure you get a 1099 from the contractor doing the work and make sure it comes with a warranty. Just to name a few.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Not at this time.
