Thanks Jeremy!  I contacted them and in fact they look like they may be able to help. While they have a 4 mortgage maximum, BUT that is only for their own mortgages.  They will refi and work with someone with up to 10 financed properties, so I can help out if everything goes as planned.  Much appreciated!!!

Have you tried SWBC? I have a client of mine in Austin who ran in the same problem. He wanted to pull some cash out of a couple of rentals to buy up more properties. They were willing to work with him and he has a ton of properties.

Never heard of them. But, they sound exactly like what I am looking for.  I assume I can google SWBC and get a contact, but if you have any particulars or a contact person, it would be much appreciated!

Thanks Dan.  I love Austin and I've looked at rentals in LB as well.  My primary concern is that I have 5 rentals + my residence and I can't seem to get around the banks' rules on maximum # of properties with mortgages.  Doesn't matter my personal income, credit or cash flow on properties or seemingly anything. Keep running into dead ends.

Hi,

I'm Rob.  I live in Manhattan Beach, CA.  I own rentals in Los Angeles and Austin.  I have been an investor for about 10 years.  I've done it on my own in the past, but with new banking regulations post-crash, etc, I've been slowed down in my real estate acquisitions. So, I'm looking to find some tips and hopefully help where I can.
