Just wanted to give everyone an update.  The parts for the furnace came in on Thursday and we got it fixed that evening right before the cold front came in.  Crisis averted :).  Thanks everyone for your advice.

Thank you everyone for your replies.  I'm  glad to see that I'm doing everything correctly.  I'll have extra space heaters on hand if needed but hopefully everything gets fixed by friday :)

Yesterday I received a call from my tenant saying the heat wasn't working.  I had my HVAC guy over that afternoon and he identified the problem.  There are 2 parts that need to be ordered and he informed me they will take 3 days to come in since they don't have any on hand (it's winter so they must be low on stock).

I provided the tenant with space heaters and they said they temperature was comfortable.  It's supposed to get colder this weekend and I"m hoping it gets repaired but if they parts don't come in what steps should I be taking to make sure the tenant is taken care of?

Just looking for some advice.

@Andrew Rickli.  If the house is in the North end and it's in pretty good shape you can easily get 1,000/month in rent. 

I can't think of any areas in the North end where there is a roundabout.  I know of 2 or 3 roundabouts in the south end. If you want you can PM me the address and I can give you a more accurate answer.

IANAL but I believe that when you inherit a tenant you also inherit the terms of that lease meaning you cannot force her to sign a new lease or change any of the terms of her existing lease until it ends.  

You can ask her to sign a new lease and if she agrees that will be the new legal document but if she does not agree you really don't have a choice but to wait it out.

Now you did mention that she will not pay her rent because of the new lease terms.  Since she has not signed the new lease she is still held to the current valid lease and you can evict for non-payment of rent based on the terms of her existing lease.
