I am a new investor and I am reading lots of books from popular authors like Brandon Turner, Darren Greene, and Gary Keller. I recently joined the Pro membership (BiggerPockets) to take this opportunity to land my first investment. I am hoping to get a passive income (buy and hold) strategy. I will finance this investment and I want to be conservative about this. Please let me know what is the ideal state for the investor like me without experience in real estate.

My area is close to the shopping center, (Burlington, Amazon Fresh), maybe 0.5 miles I would love to hear more. I am planning to build ADU in my backyard and I want to see the cash flow (I am learning :) ) before I reach out to the contractors.

Does anyone has done this successfully? How to evaluate the short term rental in Murrieta CA?
