The $5K rehab is mainly for cosmetic updates—paint, minor repairs, and cleanup—since the structure and major systems are in good shape. I’ve factored in holding costs and closing costs, and there’s still a comfortable margin, but I’m keeping an eye out for any hidden issues like soft flooring or outdated wiring, which can pop up in mobile homes.


Financing-wise, it’s on real property, so that helps. I haven’t hit any lender hesitations yet, but I’m aware that mobile homes can have quirks depending on the age and foundation. If financing becomes an issue, The owner will carry.


As for the exit plan—if I don’t hit $200K on the sale, I’m open to renting it out. The rental market in this area is strong, and it would still cash flow. That said, the goal is to flip it unless market conditions shift and holding onto it makes more sense.

My biggest success so far has been helping my investors succeed—locating great deals for them and assisting in making profitable decisions. While I haven’t started my own flip yet, that’s my goal for 2026, and I’m excited to take that next step. What about you? What’s been your biggest success in real estate?


 My biggest success so far is getting started. I do have a single family under contract so hopefully everything goes smooth!

Great to hear, I would recommend starting with a smaller rehab for your first one to get going


 Thank you! We are in our first contract and it is a manufactured home that just needs a face lift new paint and a few upgrades. We are picking up under market value. We are going to flip it and it should bring us a 25,000 to 30,000 to reinvest in another property
