Hello guys I recently found a broker who has a big investor behind them and they would like me to find them Distressed properties where they can rehab and sell or rent out these  properties. I'm in the San Diego area.

I don't get a thing as far as payment from the buyers side . They want me to setup a commission with the sellers side .

My question is what should be my take ? And I would like to get commission on future deals between the 2 parties .

What percentage is fair for me to ask gem the sellers side .

What they want are distressed properties which they could buy that make sense to buy .

If anyone here has a good sized amount of these types of properties maybe we can do business .

But naturally I would like to know what is fair as far as my end . Keyword is fair .

hey Kevin , just wanted to say ty for all the compliments . I'm just trying my best to get through each day . I do know this much . If I ever make it I wanna work with the homeless in some capacity . I know their despair and I never want anyone to think that they are alone in this world .i tried being selfish but I can't leave my friends alone . My best friend has schizophrenia and it's our FaceTime chats that calm his condition down .

I'd be honored to chat . I have Tuesday  and Wednesday off in a few weeks . I gotta drive ever day for the next 2 weeks to make up for the deep teeth cleaning I'm gonna need soon .

Thank you so much Tim and Justin for the gracious and helpful replies , I will definitely check out the resources you guys have me , and Tim I'll check with your buddy but I'm not sure if my situation will be resolved financially by April first , but it doesn't hurt to call him .

Who knows guys , maybe one day thanks to you 2 and everyone on this forum maybe I'll be one of the success stories . Any things possible if you have the hunger .

Hello everyone , I'm a complete newbie on house flipping and I literally went to my first house flipping group meet in San Diego .

I currently work 2 jobs and I'm looking for an honest way to get through my current situation . I lose my house last year because of a situation that was out of my control (long story involving an over spending relative and a friend that we housed for 3.5 years for free who ended up opening multiple credit cards under my name and completely destroying my credit ). Just so I am honest and get this out of the way , I currently live in my car .

I am a very hard worker who is willing to put in the hours needed to succeed. What I don't have is a clear pictute of what I need to learn in order to  

Do well here . Everything is fuzzy and seems to lead to information overload .

Is there anyone that can point me in the right direction so that this fizzy picture starts to become clear . Not looking for a handout , just a direction .

I would like to know how I would be able to distinguish between a flip that's a GO and one that just isn't worth the time , plus I don't know anything about repairs and how to know how much is needed to input into the expenses situation .

Andre, will this work for people that have no money down and is there any up selling ? Is this fre or are you charging ?

I'm in San Diego and I would to learn more . I just went to my first talk on house flipping in the la jolla area sponsored by people from bigger pockets .im completely new to this .
