Wrong. Depreciation is not optional. And when you sell, you owe taxes on depreciation that you should have taken, aka depreciation recapture. This is NOT part of your capital gains exclusion, you DO owe this tax. 

If this tax is small, you may decide to just eat it. If it's big enough, you need professional help to correct your mistake of not claiming depreciation. This is not a DIY project.
Michael, you are right, I just got confused with losses. I couldn't write off any losses because I made more that $150k.

Zachary, I was looking information about Primary Home turned into Rental and I found this post. I'm in this same situation as Kevin. It was my main home for 2 yrs out of the 5yrs. I rented it for 2yrs. I sold it last years. During the Rental time, I couldn't claim any depreciation because I made over $150k a yr.

My questions is, What is the process for filing, do I have to do a 4797 form to report the sale or just an Schedule E form and marked as sold in 2023?

I'm not trying to do that Accountant job on my taxes, I just want to understand the process.

 In general, Taxpayers use a Schedule D, part of the Form 1040, and Form 8949 to report gains on these sales. Since you lived in your home 24 months of the past 5 years before the sale, you should qualify for it.

Hi BP community,

I have a question. Do you require Background check and Credit check to traveler nurses? 

I'm asking because I saw one of the BP live on IG and one of the guest said that she doesn't require the background and credit check because they are already vetted from the hospital. But she does require the contract between hospital and tenant.

What are your thought about this? I was looking for some information in the search, but I couldn't find that specific question.

Is FF the only website for MTR, other than the traditional STR and LTR websites?

I am trying to advertise my MTR in other website other than FF.
