Despite several setbacks this year and last, I am most proud of getting my real estate agent license and changing my entire mindset from being an employee to becoming an investor. Joining the BP community has been incredibly motivating and educational, and I can't wait to start helping others in their pursuit of financial freedom.

I recently got the REI fever as well! @Zoie Holley I only wish I knew the information I know now 10 years ago. My entire mindset has changed from working for money to have money work for you. Degrees open doors, but with real estate inventing why not buy the door? 

I would discourage you from "jumping in" without educating yourself, knowing the market conditions, or understanding the numbers, etc. 

I would absolutely encourage you to use your excitement to read all the books and information you can, practice analyzing properties/ deals, fill in the knowledge gaps, and then jump in. Don't wait forever, there is never a perfect time, and the sooner you start, the sooner you come closer to reaching your financial goals. 

Growing up, I was taught to go to school, get good grades, and then get a career. I believe those beliefs are the shackles that have kept me from understanding that there is a better way to live.  

When I talk to my friends about REI and financial freedom their immediate response is fear and caution. That is because of the beliefs mentioned above, that you must find a career and have "job security". Once you get your salary/ paycheck don't let go! I will happily let go of my salary/ paycheck once I have enough assets/ passive income to comfortably cover my liabilities.

Some of the first things my friends ask are: what happens when you have to evict the tenant? What happens if the market crashes? These are the questions that can be answered once the knowledge is attained.

@Tesho Akindele House hacking definitely seems to be great way to start and learn; however, with the recent supply shortage causing prices to rise, renting single family homes many generate a negative cash flow. I am keeping an eye out for a multi family home for my next investment.

Good morning/ afternoon,

As excited I am about RSI, my gut tells me to proceed with caution. The more I learn about REI, I can't help to notice that there is the possibility of a bubble. The shortage of inventory is causing prices to rise, the shortage of lumber and other build materials is causing build costs to rise, and inflation has become a large downhill snow ball. What is your opinion about the current state of the RE market? What are you doing to prepare for a possible market turn?

To get back to the title, I am a soon-to-be sales agent in San Antonio, Texas learning more about real estate and real estate investing. I would like to leverage the knowledge on this forum as much as possible, let's connect! I am sure that a lot of you have been in the RE industry for many years and have experienced market turns for the better or worst. What would you tell yourself if you could go back in time to when you were starting out? What were some hardships that you went through? Lastly, what do you think were the choice you made that lead to your success?

Hi @Jeremy Rosen I am in San Antonio as well and in pursuit of financial freedom. Being completely new to REI, I don't have any experience to share, but the first thing that I thought about doing was becoming a licensed RE sales agent to have access to the MLS. I have learned A LOT about real estate, pursuing my license, and would recommend Champions school of RE to anyone wanting to take the RE classes.

I recently read "Rich Dad Poor Dad" and it turned my life upside down! I would highly recommend reading it.

@Joseph Cacciapaglia Thank you for your insight! I would love to know what courses and coaching is the best investment, as there are a lot of them. I will definitely consider starting as an LP and hope to find a mentor at a local meetup now that covid is mostly behind us.
