focus on finish nursing school and save your money.  don't side-track yourself ...the last 2 years of nursing school will be all consuming.  worry about the real estate after your done and are established earning 6 figures.  you may have to relocate after finishing for your first job.

if you want a air bnb in yuma look in the area around lake martinez....there are several out there.

I know there are tons of badly run ones in yuma

and on a unrelated topic....in san diego...if you both work you will need to find daycare with openings in your new area, before the baby is born or you may be out in the cold.

use FHA to buy a small condo to live in. you won't need anything more until your kid is like 2..You have three years before you need a bigger place. in that time you can save for the next place and rent out condo1. get a single floor condo though so you don't have to worry about jr. finding stairs

what part of town?

depending on your tolerance for pain....if your near the university you can also share a room in your own house or convert unused space into a extra bedroom for yourself....if you don't mind living like/with a student.

for instance the owner of my place (UTC), before I bought it, converted the formal dining room into a bedroom so the owner could rent it out as a four bedroom instead of a three.

if your committed to move for multi ......near downtown (commute range) look in clairmont....next to mission bay.  a few have hit market recently

out of curiosity....where is your job located in sd.  how much of a commute your willing to endure may determine your choices.
