@Jo-Ann Lapin I guess my biggest areas of concern in CA are centered around flipping. Starting from what are the best areas to look in for value, finding the right properties, drawing comps and specing out accurate renocosts with a reliable GC..etc. So pretty much the fundamentals I'm also curious about the inerworking of just backing flips from the financial side.

So I would like to generate as much feedback as I can on this and I sincerely apologize if a lot of this has been covered in earlier posts. I am a newish investor in Southern California I have two Multi Family units out here and I want to expand my investments but the costs and cap rates here are prohibitive. Liquidity isn't really an issue as much as bang for my buck. I have done a lot of research into out of state markets but have held off due to some worries about management, lack of info, etc.

Could some of you with experience provide me with any feedback ranging from the best areas to look into, the best strategies (I am open to anything from more rentals to flips and beyond) and of course the possible pitfalls with out of state investing. Any insight on the best way to get started or turnkey companies you have used would also be greatly appreciated!

I invest on RealtyShares. I was never asked if I was an accredited investor. The only requirement was to link a bank account and allow a 30 day "cool off" period before I could begin making investments

Hello all, my name is Rob Crossley. I am new to to this forum but excited to begin receiving some great advice from all of it's members.  I am a newish part time investor in orange county real estate, currently I have two buy and hold MFH's in the OC but I have always had a real interest in flipping.

I am currently looking for a small project in the area to get my feet wet while I learn more of the Ins and Outs of this side of investing (not asking for deals here) and in the meantime I am also looking to expand my network of real estate contacts in this area or possibly even shadow someone in the area if they would be willing!

I hope to hear from some of you soon, and and all feedback/advice is welcome!
