How do you figure out the ARV on a property you are analyzing for a brrrr?

Hi Samuel, 

Im not sure if you see previous replies to other people on this thread, but I feel almost like Ive found my calling here.  Ive had several careers throughout my adult life, (finance/retail banking/ lending for 12 years, and ive been a union carpenter for the past almost 8 years now). 

What Im looking for with REI.... is to find financial freedom, to build generational wealth, to bring my family together; my brothers, my children, and their children into a business Im not only passionate about, but proud of. I want the freedom of being my own boss, and completing and finding new deals on my own time, being part of a community and leveraging my network to build a lifelong business that I want to keep learning, and keep scaling and growing. To me, my family is everything and building something I can not only include my family on, but pass down all of my hard work....I can't explain how much that means to me

Thank you so much Drago, for taking the time to help... Im fortunate with my W2 job (as a union carpenter), where I can listen to podcast basically all day, so bigger pockets rookie has been my life blood.... so I'm learning as much as I possibly can... I also have a 12 year previous career in finance/retail banking/lending... so I hope that ive found my calling and have already been impressed with the community

Hey Logan, Good to meet you as well.  I actually did have a question for you, while I have your ear.....What exactly is hard money lending?  Ive heard it mentioned many times, but unfortunately,  I haven't taken the time to learn about it yet, although it is on my agenda to.  But since you reached out, I might as well network a bit while learning..
