Thanks for the replies everyone! I don't currently have a mentor but am looking for one, hoping BP could help with that. 

@Logan Turner, the rent in this area is actually decently high and 600 would be on the low end. Even a 325 sq ft studios go for 525 with nothing included. I'm sure I can get 600 no problem if not more. I could carry the mortgage if needed but I definitely wouldn't want to. 

@Aaron Linde, I'll get down to the numbers for sure. What do you think about Real Estate Hacking? I've read its one of the best ways to start investing. Buy a 4-plex, rent out 3 and live for free. Sounds great but i doubt it works as well or as simple as that. 

@Reggie Maggard, Deal paralysis is definitely the hardest thing to get over when starting. It can make you or break you!

Hey everyone, I just recently came across a house in my local neighborhood for 125k. Its a 4 unit house that has already had minor rehabbing done to it. I also came across the Real estate hacking idea where you buy such a property and live in one unit as your first property, aka rent free. I'm wondering if you guys think this is one of the best ways to start with real estate? Also if this would be a deal even if I bought it at the 125 price tag. I'm assuming I can get at least 600 per unit out of it. I'm also assuming that I can get into this property and by the end of the year use the property as collateral to access another loan to purchase my next multi-unit and do a few wholesales in between. What do you guys think?

I'm currently working part time but making a push to go full time in REI. I'll take a look at the material Andrew. I'll peruse the forums too before I start asking any questions as repeats. I'm glad I found this site.

Good afternoon everyone,

New to the community, just looking for some helpful advice and to make a few good relationships. Currently working on my ant farm and churning out numbers for properties that have come across my desk. Looking primarily in the Tampa, St. Petersburg area and could use a few good contacts for local team members such as a good RE agent and a Lawyer. The players I have encountered are severely lacking in the experience and knowledge I would like. Thanks for the help ahead of time. I look forward to getting to know you all.
