I have a lender who is requiring me to give them my cc or debit card Info to charge $4.95 for a proof of funds letter. Is this a red flag or the norm for hard money? I've never gotten a hard money or private loan before so I'm clueless. Thanks

Hey guys and gals,

I'm a newbie to the REI game, I've been in construction my entire life so I'm well versed in that area. So my question is if I get a fix and flip loan in Florida and the property need significant work done to it so permitting is going to be required for the sale. If this is not my primary residence can I still pull owner build permits and not have any problems as far as legal concern's? Thanks.
