I know this post is old but I feel betrayed by the Worcester housing court. I took tenant to court for non payment he produced a receipt from a buddy claiming that he did 4K worth of work of which I was never informed. I asked judge for proof of payment and he flat out lied that he paid cash. I get the judgment a few days later and the judge ruled in his favor that I was responsible for the repairs and owed him $$. How can I be held responsible as a landlord to pay for something I had no knowledge it was broke.

Exactly A judgement against me how can the judge hold me liable for something I didn't know about I was never informed it was broke nor given the option to fix. 

What do I do to make tenant (Nephew) respect that I am the owner. He started paying the service provider of whom I have instructed both to stop ( I am not in default) so no need to deal with service provider.

I posted earlier about my tenant disrespecting me thinking they can just deal with service provider even though I am not in default. 

I took tenant to court for non payment or rent because he decided I owe him for a repair he made that I wasn't notified was broken. I just got the judgment and the judge ruled in his favor and I owe him money on top of not having to pay 2 months rent. I called my attorney who said it's going to cost more to appeal than just to pay judgment. This gets my blood boiling why am I responsible for something I didn't even know was broke and the tenant lied about cost (friend wrote receipt) and he  claimed he was displaced from residence when it was broke.

Can I just evict him and terminate lease for other reasons other than non payment. I do have neighbor complaints and the police have been there although no criminal charges.

This is a relative to make matters worse.

I have a unique situation I rented to own a single family home in mass to a relative (lesson learned). The deal was we were to refi together but because of unforeseen circumstances I was unable to secure a loan relative took it upon them selves to start dealing with service provider thus avoiding me hoping to take over ownership I advised them numerous times that the service provider does not own the property I do. 

1. Can I evict for non payment because the lease they have is with me not service provide?

2.There is no 1-4 rider in the mortgage so the service provider doesn't have any rights and the fact I am not in default on the loan how do I get the service provider to stop enabling the tenant?
