Generally….Avoid HOA foreclosures. Also, Since my buy box is pretty narrow, even though I'm pretty good at doing the title research myself, I'll still pull a title report for each one. I'll also call code enforcement and check the county records just to see when things like roof/hvac have been done/permitted.

Save them all..if you ever decide to do a campaign of your own, you will have good examples to choose from.

I looked at properties in those areas, as well as farther south in Lansford and Nesquehoning. Scranton seemed to slightly cash flow but the rent in those other areas did not seem to support the investment.

As a guest, if I have to stress that there’s not enough TP, or I have to waste my time making beds (or stripping them along with a list of other ridiculous checkout chores) I might as well have just stayed in a hotel.
