Hey everyone, I'm getting ready to close the deal on a 2 bedroom 2 1/2 bathroom townhouse and I have a general idea of how much I want to put in to the house immediately. A few friends (one being a designer) have given estimates of around $20K and higher. The home is already renovated and I explained that I would like to do minimal upgrades upon moving in. I was thinking roughly around $15K. Any advice on this matter would be greatly appreciated. Thank you.

@Ham Merritt I have a VA loan with a term of 30 years.

My buddy has a 3.75 on his single family home and is encouraging me to shop around for a lower percentage. Because my credit score is below a 740 (709) and the townhouse is below 100K, I believe that has reason to do with the percentage. I just wanted to know some advice on whether I am paying too much or whether that percentage is just fine. First time buyer here, so any advice is greatly appreciated. Thank you.

I am using a VA loan so I will be occupying it for some time. I do plan to rent it out once I am able to and plan to purchase another townhouse not too far in another area.
