I was in route to engineering myself before I decided I would lose a lot of time with my daughter. She'll be a teenager and wanting nothing to do with me before I know it so had to make the jump. Seems like I made the right choice.

If they are somewhat flexible the owner financing comes into play. 25yr amortization with a 3yr or 5 yr or 10yr balloon. I love it. If I am selling I love the same terms. I would rather do a 10 year balloon so that I know I have a certain amount of money coming in for 10 years and THEN a nice chunk down the road. Or you can even spread it out again for another 10 or 20 years if you dont need the money at that time.


 Appreciate the feed back Rick. Personally I'm going to have to do more research on balloon payments before I'd feel comfortable recommending one, but I appreciate the idea! Sounds like a really solid investment strategy

Sure, Robert. 
Because my target seller had tired plexes, owned for a long time and self-managed,  most were open to my 3 scenario LOI offer listing cash out, SF or a MLO with the price rising each time. 
They'd then say they like option b (SF) so we'd discuss further.

 Yes but not in Ohio. In my home state of North Carolina, the laws are pretty straightforward in terms of zoning and minimum sq footage. Also, buy putting wheels on the tiny homes and making them "mobile homes" presents a good opportunity to treat them like RVs and RV parks. This appears to be "Getaway House's" business model. I definitely need to keep reading up on the laws but there could be ways around them!


 Love the RV park concept. Going to dig around as see how this concept would work in my county. Appreciate the idea Aidan!
