Can anyone recommend a good listing agent in Cincinnati. Considering selling a 4 unit building (could be residential or commercial listing) but haven't been impressed with the couple of agents I spoke with. Thanks for any referrals!

We are looking for an investment friendly broker specializing in Multi-Family rental investment property & Student Housing in Cincinnati, OH. Any recommendation is appreciated?

Purchased a property in my name with a 30 yr fixed mortgage (big corporate bank). Have sense formed an LLC. Planning to transfer into the LLC. Would love to know if anyone has done this and the bank called to load due to the due on sale clause? I know it CAN happen but would love to know if it does happen.

Pt 2: If it gets called can you transfer property back into your name?

We are new property owners in Ohio looking for some advice on a property management contract we are about to sign. We are seeking an experienced opinion on the following stipulations:
The broker will collect and be paid a 10% management fee, all late fees, a lease renewal fee of $50, a $25 fee for all vacant units, 3% fee on any maintenance jobs over 3K. Are these terms normal? Finally, it states that we may not sell the property with any other agent except her during the term of the contract. Normal? If there are any Ohio RE attorney's on here we would certainly be grateful to have you review it (understand there may be a fee). Thanks!
