I’ve yet to do a wholesale deal. I’m trying to build my cash buyers list. Any ideas on how to start?

Also, when you make an appointment to check out a sellers house, do have a list of things to inspect? Do you hire and inspector to come with you? Is it rude to inspect in front of the seller? So many questions lol

I wanted to meet possible investors at the next foreclosure auction in Baltimore City. When I called the court, I was told that they regularly occur at the courthouse steps, but the lady in the phone was unable to tell me when the next one is. She said, “You’ll have to figure that out.” 

Any ideas on where I could get my hands on a schedule? I just assumed it was available to the public.

I’m taking my real estate class, but I want to gain some experience in the mean time. I drive Uber currently and I’m constantly seeing distressed houses that I’m sure wholesalers would like to get a hold of. Would it be a good idea to be a bird dog? If so, how does one get started?
