I've seen way more listings open to it. They seem to be very reasonable on terms right off the bat as well.

Hard money can be good, but when I got a couple good private money relationships my business exploded. Hard money costs have come down so much that I probably pay more for private money now, but I can do all kinds of creative strategies that would never fit in an institutional money "box" Working with It's worth working your way up to using private money.

@Emma Duncan Video should be out next Friday. But I can tell you from our listings and talking to other agents that activity really spiked about halfway through January.

From the ground here, you'll see that the population is churning. It's getting way younger. Long-time residents are moving out, and many more young professionals are moving in. A very good sign for the city long term. In the next few years that will hopefully translate to population growth. When that happens, hang on because the institutional money will dive in!
