Hi all,

I am a new investor in St. Louis (North County) and just bought two single family homes in the Ferguson and Florissant area. My business partner and I are looking for some help finding construction workers at any level to help us finish up our rehabs. Any leads would be greatly appreciated!

My goal this year is to go from 7 to 10 doors, and from 2800 to 4k/month in passive cash flow. I may have to branch out from California to do it. I would also like to get more involved in the BP forums, meetups, and expand my network within this RE investing world because I haven't really been involved up to this point.

I applied for a small loan (100K) on an investment property in Yucca Valley a few months ago (the cash flow was good and my grandpa owns property out there so his company was going to manage it for me). But I didn't get the loan because they wanted to see 2 years work experience..

So for a property up here maybe it will help to be owner occupied, and I can also get a co signer if necessary.

@Amit M. thanks for the advice! Ok I will start looking around for deals and see if I can find a 2-4 unit place in the city. Any specific areas? Also, what do you recommend for loans? It seems hard to get a loan with only 1 year of work experience.

@thad miller Santa Ynez is the best. When I went to UCSB, we would go wine tasting and to the Chumash casino up there ha! I would like to get back to SB eventually..

Hi All,

I just graduated from UC Santa Barbara last summer and have been working at Oracle in San Francisco for the last year.  I have always had a huge desire to get into real estate investing- I have been reading books and working on getting my license in my free time. I am using the corporate world as a day job until I can be a full time investor! I would like to start with multifamily units, then go into apartments and commercial. I am still in the very beginning stages of learning about this world, but I have been saving up for my first property and can't wait to get started. I'm trying to decide if I should buy in NorCal or SoCal, and if I should be living in my first property. I really want to keep living in the city, but it's tough to find affordable properties here. I don't have any debt and have a very good credit score. I am hoping to find fellow investors in the area, mentors, events, etc... Looking forward to talking with many of you soon!
