Ali,
I currently work from home so I will be able to do whatever I need to do during the day. My schedule is very flexible so that shouldn't be a problem. As far as "effort", I am willing to do whatever I need to do to make sure that I do things correctly without cutting any corners. As I said earlier I don't have real estate investing experience or any rehab experience so I would like to start off by purchasing properties that don't need any major repairs or improvements.

I am interested in buy-and-hold properties. Right now my thought is to focus on single family homes 3bdr/2bth in the Houston area. I would like to manage the properties myself to start out.

Howdy fellow BP-ers! I am new to BP and am excited about starting to build wealth through investing in real estate. I am 26 years old, I live in Houston, TX, and have ZERO real estate investing experience. I have come to the realization that I don't want to do what I am doing now for the rest of my life and everything I have read/heard has led me here to BP and the real estate investing world.

I have read the beginner's guide and other material and would like to start off by purchasing single family homes in the Houston area and renting them out. My conservative goal is to purchase 1 or 2 properties by the end of the year and have them rented and generating some positive cash flow.

Do any fellow Houston BP members have any suggestions or advice for investing in rental properties in Houston? Also, I know that I need to do lots of homework and research before making that first purchase. Does anyone have any ideas as far as good reading or anything that would help me get started?

Thanks in advance for any replies. I realize that there is a ton I need to learn and I am happy that there is a place like BP where people are willing to help.
