Update.... We listed the condo and had 3 offers in 48hrs. We accepted one that was 5k above list price and luckily it appraised for that. We are just getting settled into Tulsa and have some cash burning a hole in my pocket. Im ready to venture out on our first property. I’m looking for motivation or a push to get me out there and buy our first property. #scaredtodeath

I appreciate all the feedback. This is my first post here and I’m amazed with the knowledge that you guys are willing to share. After all the responses, I think the best decision would be to sell it. We bought it as the market was climbing and didn’t get a “great” deal on it. The HOA dues are high and the cash flow would be minimal. Definitely not worth it to do long distance. I’ll take the equity and start fresh in Tulsa. Wish me luck, I’ll post back with more questions I’m sure. Thanks again.

We bought a condo one year ago in Chattanooga and are relocating out of state. I’d like to keep it as a rental but I feel like the HOA dues will cut into our profits. I’d rather not sell since I don’t need the cash. I have enough cash for down payment on a small place in Tulsa, our next destination. We would like to buy a smaller place there and use it as another rental in a year or so and continue that trend moving forward. I’m looking for input on the best starting strategy. Any pitfalls I should look into? Mortgage restrictions? HOA restrictions?Thanks for all the help these forums have provided.
