Hi @Nadine Lajoie I'm really looking for long-term ROI from appreciation, equity, and maybe a bit of a loss on my income taxes from depreciation. I'll consider any month to month profit as a bonus and hopefully just roll it back into property improvement ;)

The thing I'm really going to be looking forward to learning about is structuring my offers and negotiating pricing as a lowly financed buyer with low price-point properties.  I had some taste of this when we bought our first condo about 4 years ago - looks like it's still a seller's market out there.

Hi everyone,

New member in the Thousand Oaks area looking to bulk up before we jump into the investment real-estate market.  My hope is to slowly develop a decent portfolio of rental real-estate through buy and hold.  Looking for long-term equity growth and hopefully a little bit of a tax write-off.  I did income taxes for ~7 years while I was in college so I have some background in that area, and my wife is a paralegal for an law firm working for title insurance firm, which has also come in handy.  Looking forward to advice and tips on identifying good rental deals and just soaking up as much as I can!
