I think areas on the St Pete peninsula zoned as Unincorporated Pinellas County are legal with no use limits.  

Thanks for the response, I think they screwed it up too.   The easiest way would add a lot of extra taxes so I will probably continue to look for a solution.

I realize this question is best answered by a tax professional but since it's the busy season, so far I can't find anyone (including calling the IRS and turbo tax live) and was hoping someone can give a simple answer on this before I spend more time and money on it.

  A servicer has included re-compensated legal fees as interest income on my 1099-int so I am paying interest income tax on legal fees.   Is this accurate?   

I have been a buy and hold investor up until now and am ready to jump into the flipping business.   Ideally I would like to join up with a contractor who is looking for partners to help finance a deal.  Any referrals/recommendations would be great too!

There was a study done on the primary reason most Dr.’s get sued for malpractice and it turned out that it had little to do with their competency and more do to with how they treated their patients. It seems that most people are driven to post reviews based on this as well.

Online reviews should never be used as a sole source in any decision, but can be a valuable tool in the overall assessment of a company. Analyzing reviews is a skill in itself. for example: if you look at reviews of five companies and one of them has a disproportionate number of negative or positive reviews from a variety of different people, that may help paint a picture.

I'm glad to hear flex is working out for you John.   My opinion of Flex was similar to you in that there were a few bumps along the way but overall it went relatively  smoothly over time.  Then I got that bill from Mike for $7400 to replace the roof when half of it was less than two years old.  It was a headache from there.  I still don't have the time to make regular trips out there so went with Listnsell.  They have been good so far and got the problem fixed quickly for $300, there hasn't been any issues with it yet (knocking on wood).   

I have found and spoke with two companies so far- Gunn Property Services and Leesburg for Rent.  Does anyone have experience with either of these companies?   Any other possibilities?  

LOL.  All I can say is I am glad there is finally more competition entering the market here.  Dealing flex really did feel like dealing with the DMV in that they treated me like I had no other options at times.  

I just made the switch to Engelo's company for now and will update how it goes.  They have made a nice first impression so far.  I was considering trying to self manage from afar but not ready to go there yet.
