Foreclosures are going up but over all remain low. Not going to increase the low level of the housing.

Cash invested: $35,000
Sale price: $278,000

Move in ready, new carpet, appliances, fixtures, ceiling fans, interior paint. This home has a great floor plan featuring a large living area, 3 bedrooms and 2.5 bathrooms with an attached 2-car garage. Refrigerated AC is a plus! Great location, close to schools, parks.

This was a deal that was brought to me by one of my partners. It was that was bought

How did you finance this deal?

Hard money and private lender funds.

What was the outcome?

This was one of my most profitable fix and flips, bought it right and sold it in a hot sellers market. Sold for 35k over the list price.

Most investors don't care where a deal comes from – on-market or off-market. A deal is a deal.

Find another brokerage that is investor friendly, you need to become an agent investor sooner than later!

Use google to find some local REIs in you area. Find an experience investor that has the resources to complete this type of deal. Ask them what you can do for them to see the project though to make it a leaning experience and make some good contacts.
